CGR is an established, award-winning estate agency. Their existing website no longer reflected the quality of service they delivered. They needed a modern property platform that could compete with portal sites on functionality while reinforcing their reputation as a premium, people-first agency.

Challenges and opportunities

CGR had outgrown their previous website. Property listings were difficult to manage, area pages lacked depth, and the site did not reflect the agency’s reputation as an Investors in People Gold organisation with a consistent 5/5 Feefo rating.

The agency needed a platform that could stand alongside the major property portals on functionality, while telling a more compelling story about each property and the areas they serve.

Platform design and development

We built a bespoke property platform using a modern framework and headless CMS. The architecture was designed for speed: server-side rendered pages, optimised image delivery, and clean semantic markup that search engines can parse efficiently.

Property pages go beyond standard listings. Each property includes Ofcom broadband and mobile coverage data, giving buyers practical information that portal sites do not provide. Area guides combine local knowledge with structured data to create genuinely useful neighbourhood profiles.

Search and discovery

The property search was built to match portal-level expectations. Buyers can filter by location, price range, property type, and status. The search is fast, accessible, and works seamlessly across devices.

Area pages target high-intent local search queries, combining the agency’s market expertise with structured content that ranks for location-specific property terms.

Content management

The CMS gives the CGR team full control over property listings, blog content, and page updates. The interface was configured specifically for how estate agents work, with grouped collections, a custom dashboard, and role-based access. Training was provided so the team could operate independently from day one.

Analytics and measurement

We implemented a comprehensive analytics layer from day one. Custom dashboards track user behaviour across every key journey: property search patterns, area guide engagement, valuation form progression, and drop-off points. This is not a Google Analytics install and a monthly PDF. It is real-time visibility into how the site performs against business objectives, with the data infrastructure to act on what it reveals.

Third-party integrations

A modern property platform cannot operate in isolation. We integrated Ofcom broadband and mobile coverage APIs so buyers can check connectivity before they book a viewing. Feefo review data reinforces the agency’s 5/5 rating at the point of decision. Property feeds sync listings automatically. Each integration was chosen because it removes a question that would otherwise slow down the buyer journey.

Backend systems and automation

The visible website is only one layer of the platform. Behind it sits a backend system that connects directly to Alto, CGR’s property management software, creating a continuous data pipeline between the agency’s day-to-day operations and the public-facing site.

Property listings sync automatically from Alto, eliminating manual double-entry and ensuring the website always reflects the live portfolio. Contact data flows in both directions: enquiries captured on the site create records in Alto immediately, giving the office a single view of every lead without switching between systems. Status changes, price adjustments, and new instructions propagate to the website without intervention.

This integration layer was designed to remove the administrative friction that slows down most estate agency operations. The office works in Alto as they always have. The website stays current without anyone needing to update it separately. It is the kind of infrastructure that nobody sees, but everyone benefits from.

Accessibility

The platform was built to WCAG standards with semantic HTML, keyboard navigation, and screen reader support throughout. Accessibility is not an afterthought or a compliance checkbox. It ensures the site works for every potential buyer and vendor, regardless of how they browse.

Conversion rate optimisation

The website is not a finished product. It is a living system under continuous optimisation. We run a structured CRO programme with daily performance tracking, testing layout changes, call-to-action placement, form design, and content hierarchy against real user behaviour.

Every change is measured. Valuation form submissions are the primary KPI, and each experiment is evaluated against that goal. This is not guesswork or periodic reviews. It is disciplined, data-led iteration that compounds over time.

My CGR: a self-service buyer portal

The next phase of the platform introduces My CGR, a buyer portal that transforms the website from a one-way shop window into an active system for lead generation and buyer engagement.

Registered buyers can save properties, set up personalised alerts based on their criteria, and manage their entire property search in one place. When a new listing matches what they are looking for, they are notified automatically. The system creates a contact record in Alto on registration, so every portal signup becomes a lead in the agency’s CRM without manual data entry.

Once approved by the office, buyers can browse available viewing slots and book directly through the portal. Appointments sync straight into the agent’s Alto diary. This replaces the cycle of missed calls and voicemails that costs both buyers and agents time. An offer submission system lets buyers submit and track offers through the portal, keeping the process transparent and reducing the back-and-forth.

A dedicated finance tab routes mortgage-ready buyers to CGR Financial, creating a cross-sell channel that sits naturally within the property search journey rather than requiring a separate conversation.

The portal is built around a qualification workflow that preserves the personal service CGR is known for. Registration is open, but viewing access requires office approval via a phone call. The office qualifies every buyer before granting self-service access. This gives buyers the convenience they expect from larger platforms without sacrificing the relationship-driven approach that built CGR’s reputation.

No estate agent of CGR’s size in Northern Ireland offers this level of self-service functionality. It positions the agency alongside premium national brands on digital experience while keeping the local, people-first service that their clients value.

Results

The new platform established CGR’s digital presence as a genuine alternative to the major property portals for their market. The site delivers a faster, more informative experience for buyers and vendors, with the agency in full control of their content and listings. The ongoing CRO programme ensures the site gets measurably better every month.

This is not a project we handed over. It is an ongoing partnership where strategy, design, and data work together continuously.
